Water Damaged Hardwood Floor Repair done right
We measure the moisture content of the damaged area against unaffected areas, tell you honestly whether the floor can be saved, and then repair only what needs to be repaired. We can also document readings and photos for your insurance adjuster.
What to Do in the First 24 Hours
How much of your floor can be saved depends largely on what happens in the first day. If you’ve just had a leak:
- Stop the source — shut off the water supply or the leaking appliance
- Remove standing water with towels or a wet/dry vac, including along baseboards
- Keep the A/C running and add fans and a dehumidifier; don’t turn off the HVAC
- Do not use heaters or hair dryers — rapid drying causes cracking
- Remove rugs and furniture from wet areas so the wood can breathe
- Take photos and call your insurance company, then call us for an assessment
Can Water Damaged Hardwood Floors Be Repaired?
Often, yes. Whether a floor can be saved depends on how long it was wet, the type of flooring and how far the moisture spread.
Mild cupping: dry, then refinish
Cupping caused by moisture from below often relaxes as the wood dries over 2–6 weeks. Once moisture readings match the rest of the floor, we sand the boards flat and refinish. Sanding too early is the most common mistake — it causes crowning later.
Buckling or rot: replace the affected boards
Boards that have lifted off the subfloor, delaminated (engineered) or started to rot are cut out and replaced with matching boards after the subfloor is confirmed dry.
Black stains: replace or bleach
Dark water stains in oak are a chemical reaction between water, iron and tannins. Shallow stains can sometimes be sanded or treated with oxalic acid; deep stains need board replacement.
Local expertise
Water Damage Is a Houston Problem
Houston homes face water from every direction: slab leaks under foundations, A/C drain pans overflowing in attics, high crawl-space humidity under pier-and-beam homes, and flooding during tropical storms like Allison (2001) and Harvey (2017). Neighborhoods near Brays Bayou and Buffalo Bayou — including Meyerland, Bellaire and parts of Memorial — have seen repeated flooding.
Even without a leak, a home left without A/C for several days during a summer power outage can see floors cup from humidity alone. We see this after nearly every major storm.

FAQ
Water Damaged Floor Repair FAQs
Can hardwood floors recover from water damage?
Yes, many can. Mildly cupped boards often flatten as they dry over several weeks and can then be sanded and refinished. Floors that were submerged for days, are buckled off the subfloor, or show rot or deep black stains usually need those boards replaced.
How long does it take wood floors to dry out after water damage?
With fans, dehumidifiers and the A/C running, hardwood floors typically take 1–4 weeks to dry, and sometimes longer for slab-on-grade homes or heavy flooding. Repairs should wait until a moisture meter shows readings close to unaffected areas.
Does homeowners insurance cover water damage to hardwood floors?
Standard homeowners policies usually cover sudden and accidental water damage, such as a burst pipe or appliance leak. Damage from gradual leaks is often excluded, and flood damage requires separate flood insurance. We provide moisture readings and photos to support your claim.
How much does it cost to repair a water damaged hardwood floor in Houston?
Small leaks requiring 5–15 replacement boards usually cost $600–$1,800 in Houston. Room-size repairs where the floor is dried and refinished run about $3–$6 per square foot, and large areas needing board replacement run $8–$15 per square foot.
Should I sand a cupped hardwood floor right away?
No. Sanding a cupped floor before it is fully dry removes wood from the raised edges; when the boards later flatten, the centers end up higher (crowning). Always confirm moisture levels first.
