Are estimates really free?
Yes. On-site estimates inside our service area are free, and you receive a written, itemized price before any work starts.
Do you install new hardwood floors?
Our focus is repairing and refinishing existing hardwood floors. We install new boards as part of repairs, extensions into additions and section replacements, but we do not sell whole-home new flooring packages.
Can I get a ballpark price from photos?
Yes. Text 2–3 photos of the damage and the surrounding floor to (713) 555-0142 and we’ll reply with a ballpark range. The final price is confirmed after an on-site inspection.
How do I take care of my hardwood floors in Houston’s humidity?
Keep indoor humidity between 35% and 55% by running the A/C year-round, use a dehumidifier if needed, wipe up spills immediately, use felt pads under furniture and doormats at entrances, and clean with a pH-neutral hardwood cleaner rather than steam mops.

How much does it cost to refinish 1,000 sq ft of hardwood floors in Houston?
A full sand and refinish of 1,000 square feet in Houston typically costs $3,000–$5,000 with a natural finish and $4,000–$8,000 with custom stain. A screen-and-recoat for the same area is usually $1,000–$2,000.
Is it cheaper to refinish hardwood floors or replace them?
Refinishing is almost always cheaper. Refinishing costs $3–$8 per square foot, while removing old flooring and installing new solid hardwood in Houston usually runs $10–$20+ per square foot. If the boards are structurally sound, refinishing is the better value.
Can I stay in my house while my floors are refinished?
Often, yes. With dust-controlled sanding and low-VOC waterborne finishes, many families stay home and simply avoid the rooms being worked on. With oil-based finishes we recommend staying elsewhere for 1–2 nights because of odor.
How long until I can walk on and move furniture back onto refinished floors?
With waterborne finish: socks after about 24 hours, furniture after 48–72 hours, and rugs after 1–2 weeks once the finish fully cures. Oil-modified finishes need roughly twice as long.
What is the best time of year to refinish hardwood floors in Houston?
Fall through spring (October–April) is ideal because outdoor humidity is lower and finishes cure faster. Summer jobs are fine as long as the A/C runs continuously to keep indoor humidity under control.
How many times can hardwood floors be refinished?
Solid ¾-inch hardwood can usually be fully sanded 4–6 times over its life. Engineered hardwood depends on its wear layer: 2–3 mm typically allows one sanding, 4 mm or more allows two or more.

Board Replacement & Color Matching
Can you replace just one piece of hardwood floor?
Yes. A single damaged board can be cut out and replaced without removing neighboring boards. The new board’s groove lip is trimmed so it drops into place, then it’s glued, sanded flush, stained and finished to match.
How much does it cost to replace part of a hardwood floor in Houston?
Replacing 1–5 boards typically costs $350–$750 in Houston. Larger areas of 20–60 square feet usually run $1,200–$3,000, depending on species, access and whether the subfloor needs repair.
Will the new boards match my existing floor?
With the right species and a custom-mixed stain, replacement boards can be made nearly invisible. Because wood changes color with age and sunlight, we test stain samples on the new boards and recommend recoating the whole room for a uniform sheen.
Can you repair hardwood floors where a wall or kitchen island was removed?
Yes. After walls or islands are removed there is usually a strip of missing or unfinished floor. We weave in matching boards to tie the two sides together, then refinish so the transition disappears.
Is it expensive to replace floor boards?
Replacing a handful of boards is far less expensive than replacing a floor — usually a few hundred dollars versus thousands. Costs rise for rare species, reclaimed heart pine or when subfloor damage has to be fixed first.

Water Damaged Floor Repair
Can hardwood floors recover from water damage?
Yes, many can. Mildly cupped boards often flatten as they dry over several weeks and can then be sanded and refinished. Floors that were submerged for days, are buckled off the subfloor, or show rot or deep black stains usually need those boards replaced.
How long does it take wood floors to dry out after water damage?
With fans, dehumidifiers and the A/C running, hardwood floors typically take 1–4 weeks to dry, and sometimes longer for slab-on-grade homes or heavy flooding. Repairs should wait until a moisture meter shows readings close to unaffected areas.
Does homeowners insurance cover water damage to hardwood floors?
Standard homeowners policies usually cover sudden and accidental water damage, such as a burst pipe or appliance leak. Damage from gradual leaks is often excluded, and flood damage requires separate flood insurance. We provide moisture readings and photos to support your claim.
How much does it cost to repair a water damaged hardwood floor in Houston?
Small leaks requiring 5–15 replacement boards usually cost $600–$1,800 in Houston. Room-size repairs where the floor is dried and refinished run about $3–$6 per square foot, and large areas needing board replacement run $8–$15 per square foot.
Should I sand a cupped hardwood floor right away?
No. Sanding a cupped floor before it is fully dry removes wood from the raised edges; when the boards later flatten, the centers end up higher (crowning). Always confirm moisture levels first.

Squeaky & Loose Floor Repair
How much does it cost to fix squeaky hardwood floors?
In Houston, fixing 1–3 squeaky spots usually costs $200–$400. Treating a whole room or hallway typically runs $400–$800, and crawl-space shimming and blocking for pier-and-beam homes is about $450–$1,200.
Can you fix squeaky floors without removing the flooring?
Yes. Most squeaks are fixed from below by shimming and screwing the subfloor to the joists, or from above with trim-head screws that pull the board down and are hidden with color-matched filler. Removing flooring is rarely necessary.
Do squeaky floors mean structural damage?
Usually not — most squeaks come from loose nails or boards rubbing. But widespread squeaks combined with sloping floors, sticking doors or wall cracks can indicate foundation movement, which is common with pier-and-beam homes on Houston clay soil.
Why is my floor squeaking when I walk on it?
Your weight pushes a loose board or subfloor down, causing wood to rub against wood or against a nail shaft. Seasonal humidity changes, loosened nails and gaps between the subfloor and joists are the most common causes.
What is a quick fix for squeaky hardwood floors?
For minor board-on-board friction, working powdered graphite or talc into the seams can quiet a squeak temporarily. For a lasting fix, the board or subfloor needs to be mechanically secured to the joist.
